Located a short distance from either Helena or Butte in the small town of Garrison, Montana.
The property is rolling acreage that spans over 19.3 acres. A rough-cut road gives access to the residence. Seller advises that this road be dozed and graded as it becomes difficult in snow.
The residence on the property is ready for finish work, the doors, windows and framing is all complete. There is a restroom with sink and faucet. The shower is plumbed but not installed. Septic has been installed and is working properly.
The main level has the general living quarters with a high-volume wood burning stove that is more than adequate to heat the entire building in winter.
20Â’ wide by 12Â’ tall barn doors on the north side allow for most any vehicle to be brought inside. There is a finished upstairs that had some water ingress in 2015. This has been mitigated and the mold has been abated. The insulation that was water damaged has not been removed, but sections of the ceiling have been removed while the mold was being abated. Regardless, seller advises that new owner simply remove all of the old insulation and place new insulation in the upper level.
There are beams onsite that were slated to be used as decorative supports but were never installed. There is also a substantial amount of wood that was slated to finish the ceiling in the lower level but was never installed.
Power is provided via generator (provided by buyer) which plugs into the electrical system of the building.
Outside a 15gpm well provides ample water for the property and is plumbed in and outside of the building.
